Our beach house sleeps up to 6 people. Children must be over 9 and/or under six months. It is on the promenade in Withernsea, straight across from an award winning, blue flag, dog friendly all year, sandy beach. 32 The Prom has gorgeous sea views from large bay windows in the master bedroom, the sitting room and the balcony room. A family house - a perfect home from which to plan your day on the beach or maybe walking in the Yorkshire Wolds. The nearest city is Hull, 2017 city of culture and a visit to 'The Deep' sea life centre is a must for a rainy day. Hornsea, Scarborough, Filey and Bridlington are all within reach with beautiful sandy beaches all along the coast.

The house has a light and airy feel and all of the original features present before renovations have been retained. There's a large TV,(with full sky Q package), DVD/CD player and an iPod dock. There is a telephone (honesty box) and internet access. There are two flights of stairs but there is a ground floor cloakroom. The large kitchen has everything you need including an electric cooker (as well as the AGA), washing machine, tumble dryer, dishwasher and fridge/freezer. This is a family house but it has a romantic atmosphere for two . Its ideal location would be perfect for a honeymoon or wedding anniversary where your dogs are welcome too. The house has gas central heating as well as a wood burning stove and is cosy throughout the year. In fact, a romantic winter holiday at 32 The Prom would be amazing..

Yorkshire Coast House information and booking conditions 2020/21

HOW TO BOOK Please E-mail Pat on priestley.priestley@btinternet.com (depending on your E-mail system, you may have to type this) with the following details:

The date and cottage you require

The names of your party and nationalities (government requirement from May 2018)

Your full address and telephone number

The number and breed(ish) of your dogs and their names (for my interest)

Our bank account details for the transfer will be sent to you

ARRIVAL AND DEPARTURE Arrival and departure days are Saturdays - we may be able to arrange a different starting day for short breaks in non peak periods. The cottage will be ready for you to take over at 4pm at the start of your holiday. We will send your travelling instructions near to the date of your holiday. Please   do not arrive early - time is needed to thoroughly clean the cottage between lets. For the same reason please ensure you are ready to leave the cottage by 10am on departure day.


METHODS OF PAYMENT You may prefer to pay the full amount for your holiday straight away - and you must do so  if you are booking less than 60 days before your start date. If you are making full payment we should receive the complete rental shown, otherwise a deposit of one third of the cottage price should be paid on booking. The balance of payment must be received by 60 days before your holiday begins. Payment may be made by bank transfer (our preferred method). If you do not bank on-line, we can accept debit card or credit cards. Please  telephone Pat Priestley on 01629 584634 or 07522282342 Receipts will be sent within 14 days of receipt of payment. Electricity and gas central heating are free of charge and one box of logs, as is WI-FI. We will provide clean and tidy accommodation for your arrival and on departure, we would be extremely grateful if leave our cottage as you found it. If you cancel for any reason we will attempt to re-book but if this is not possible, all payments will be retained. Should we cancel for any reason the only liability we will incur is to return any payments made to us.


YOUR PARTY Please give details of all members of your party, for insurance purposes, and any changes when you make your final payment. We accept couples and family groups only. If you have any breakages please inform us, minor accidents are bound to happen occasionally but any damage to the property, furniture, fixtures and fittings, craft and art work  must be paid for and you and your party are jointly and severally liable. Please tell us about your dogs - we will do our very best to accommodate you if we possibly can. Please do not smoke in the cottage. 


LINEN All linen and towels are provided. You will need to bring your own ancillary dog beds and towels.

Covid-19 update

Travel restrictions: If the UK government restrict travel to our area, we will refund payments made to us.

Symptoms: If you or a member of your party develop symptoms before your holiday, please let us know as soon as possible and DO NOT come on your holiday. If you or a member of your party develop symptoms up to 14 days after your holiday, please let us know.

Government Guidance If a guest is displaying signs of COVID19 virus while staying with us, they should inform us immediately, self-isolate and return home. They should use private transport but only drive themselves if they can do so safely. If a guest cannot reasonably return home (for example because they are not well enough to travel or do not have the means to arrange transport), their circumstances should be discussed with an appropriate health care professional and, if necessary, the local authority.

Payment for extended stay due to Covid-19 Guests will have to pay for cancellation costs incurred by Grace Cottages where another guest's holiday is disrupted.

The owner reserves the right to enter the property should it be necessary.
